1. Introduction

Welcome to JC Dormitorio. These Terms and Conditions govern your use of our dormitory facilities and services located at DEBESMSCAT Campus. By accessing our services, you agree to abide by these terms. If you disagree with any part of these terms, please do not use our services.

These terms set forth the rights and responsibilities of both JC Dormitorio and its residents.

2. Eligibility and Application

Accommodation at JC Dormitorio is primarily available to:

• Currently enrolled students at nearby educational institutions
• Young professionals with valid identification
• Individuals aged 18 years and above (minors require parental consent)

All applications are subject to review and availability. JC Dormitorio reserves the right to refuse accommodation to any applicant without providing reason.

3. Rental Terms

Upon acceptance of your application:

• A security deposit equivalent to one month's rent is required
• An advance payment of the first month's rent is required
• A minimum rental period of one (1) semester/term applies unless otherwise agreed
• Room assignments are at the discretion of management
• Room transfers must be approved by management

4. Payment Terms

All residents must adhere to the following payment terms:

• Monthly rent is due on or before the 5th day of each month
• Late payments will incur a 5% penalty after the 5th day
• Payment methods include cash, bank transfer, or other methods specified by management
• Non-payment for two consecutive months may result in termination of residency
• Utility charges (if not included) will be billed separately

5. House Rules

All residents must comply with the established house rules, including but not limited to:

• Observing quiet hours from 10:00 PM to 6:00 AM
• No smoking inside the building
• No alcohol consumption on premises
• Visitors must register at the front desk and leave by 9:00 PM
• Maintaining cleanliness in common areas
• Proper disposal of waste
• Adherence to safety protocols
• Respecting the privacy and space of other residents

Violation of house rules may result in warnings or termination of residency for repeated offenses.

6. Maintenance and Repairs

JC Dormitorio is responsible for:

• Maintaining structural aspects of the building
• Repairing basic utilities and fixtures
• Ensuring proper functioning of common area facilities

Residents are responsible for:

• Reporting maintenance issues promptly
• Cost of repairs due to negligence or misuse
• Maintaining cleanliness in their assigned rooms

7. Termination of Agreement

The residency agreement may be terminated under the following conditions:

• By the resident with 30 days written notice
• By management for violation of terms or non-payment
• By mutual agreement

Upon termination:

• Room inspection will be conducted
• Security deposit will be returned less any charges for damages or outstanding bills
• Personal belongings must be removed promptly

8. Privacy and Personal Data

JC Dormitorio collects and processes personal data in accordance with relevant data protection laws. We collect information necessary for:

• Processing applications
• Managing residency
• Ensuring security and safety
• Communication with residents

Personal data will not be shared with third parties except as required by law or with resident consent.

9. Limitation of Liability

JC Dormitorio is not liable for:

• Loss or damage to personal belongings
• Personal injury resulting from negligence of residents
• Service interruptions beyond our control
• Actions of other residents

Residents are encouraged to obtain personal insurance coverage for their belongings.

10. Changes to Terms and Conditions

JC Dormitorio reserves the right to modify these Terms and Conditions at any time. Changes will be communicated to residents via:

• Email notification
• Notices on bulletin boards
• Updates on the official website

Continued use of our services after such modifications constitutes acceptance of the revised terms.
